PET SCREENING REQUIREMENTS

Welcome! We strive to help ensure mutual accountability and responsibility for the benefit of all our residents and tenants. It’s imperative that ALL our residents and tenants fully understand and acknowledge our pet and animal-related policies. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file.  All residents living in the rental home must submit a screening regardless if they have a pet or not.

HOUSEHOLD PETS

This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets. 

ASSISTANCE ANIMALS

This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request

 

Pet-screening ESA Letter Requirements

 

An assistance animal is an animal that works, provides assistance, or performs tasks for the benefit of a person with a disability, or that provides emotional support that alleviates one or more identified effects of person’s disability. An assistance animal is not a pet. 

A legitimate ESA letter must include the Licensed Mental Health Professional’s license #, contact information, their signature, and the date the license was issued. This letter must be printed on the licensed professionals’ letterhead. This is important so the Landlord can confirm and verify the letter was written for you. 

The letter will state that you have a disability and that an ESA would help alleviate symptoms of that condition. The ESA letter must be current within one year of application. 

If letter is not sufficient, Pet-screening will request a new letter to be submitted. This will take additional time and your position in the application process will not be held.

Pets are a serious responsibility and risk for each Tenant. If not properly controlled and cared for, pets can disturb the rights of others and cause damage for which each Tenant will be held liable.


  • We require all pets living in our rental homes and communities be fully spayed / neutered and up to date on vaccinations. You are required to provide documentation of each. Failure to provide that documentation may result in denial of your rental application.


  • We do not accept any pets under the age of 1 year old.


  • No breeds commonly labeled as "aggressive" by insurance companies or listed below will be allowed on owner's property at any time. Mix breed dogs will require additional documentation providing the breeds used in the mix and are subject to additional screening through pet screening.com. Mix breeds may be required to have additional insurance placed on them.


  • Visiting pets are subject to the same rules as tenant pets and are the responsibility of the tenant. Property management must be notified of visiting pets in writing and approval must be obtained in advance.


All service and emotional support animals whether considered "aggressive" or not by insurance companies or listed below are required to complete a professional pet screening process through Pet screening.com. Reports must be submitted with rental application to be considered as an occupant on the lease. If the animal does not pass the screening process additional insurance will be required or the animal may be denied.
