Application Process


All person(s) living in the home over the age of 18 will need to submit application

  • Copy of Identification must be uploaded and legible
  • 1 month of most recent paystubs must be provided
  • No pet would be affirming they do not and will not have their own pet living in home
  • Pet owner must submit profile screening for their pet if it is a household pet or assistance animal.


Once all above is completed then the application is considered complete and screening will commence.

  • Credit and criminal will be processed
  • Employment and Income verification
  • Residential Screening
  • Pet screening


Entire Application will be reviewed against our criteria and will result in Pass, Fail or Conditional


Application process should take no longer than 48 business hours to complete and clock starts once the application is considered complete. Assistance animal screening can hold up screening time of the application.


You Are Approved - Next Steps


You will receive an email notifying you that your application is approved. Email will contain a link that will allow you to pay your hold fees which will be 25% of your monthly rent and will be credited towards your security deposit that is due at move-in. You have 24 hours from the time in which your hold fee is charged to make payment. If your hold fee is not paid within 24 hours we will move on to any back up applications in place.

  • Property Manager will contact you to schedule move-in and walk through inspection. All parties over the age of 18 must be present at move-in.
  • Approximately 1 week prior to scheduled move in, each resident over the age of 18 will be sent an electronic copy of your lease agreement to sign. 
  • 48 hours prior to move-in date, first months' rent must be paid in full.
  • Balance of security deposit and pet deposit must be paid in full at move-in with certified funds (cashiers check or money order). Then the lease will be countersigned by property manager.
  • We require payment of 1 full month rent at move in. If you moved in mid-month then the prorated monthly rent will be due the first of your 2nd month.


Your Application is Denied


If we find that you do not meet our criteria and your application is denied.


  • Your leasing agent will notify you that your application is denied
  • You will receive via email an adverse action letter that will outline the reasons for your denial.
  • If you are denied due to credit you will be provided with a telephone number to obtain a copy of your credit report.
