Rental Criteria

A Property Manager will contact you as soon as possible following approval or denial of your application. Please note that we show our units continuously. The first person to turn in their completed application will be the first to be considered.

  • There is a $45.00 non-refundable screening fee per adult applicant or married couple (the parties who will sign the lease agreement.)
  • Note: If an out-of-state criminal report is necessary, then there will be an additional fee of $15.00 per adult applicant for each county searched.
  • Each additional adult occupant aged 18 and over must also fully complete an application form. There is an additional $15.00 non-refundable screening fee per additional adult occupant.
  • Note: If an out-of-state criminal report is necessary, then there will be an additional fee of $15.00 per adult occupant for each county searched.
  • PHOTO ID IS REQUIRED. You will be asked to provide a copy of your driver’s license or other picture ID. Other identification may also be requested.
  • Employment is verified for a period of one year. Employment must be verifiable by telephone to employer(s). Copies of 2 CURRENT PAY STUBS are required to verify income.
  • Self-employment, or extra income, must be verified through tax returns or additional documentation that may be requested. Bank account records (checking, savings, etc.) are not accepted.
  • Occupancy is limited to no more than two persons per bedroom (studio units are considered to be one bedroom.)
  • Monthly income must be at least three (3) times the rental amount.
  • Current and previous landlords or mortgage lenders from the past 12 calendar months will be contacted for references.
  • A credit report will be run. All active accounts should be reported as current. An occasional rating indicating a payment record within 30-59 days past due is acceptable provided you can justify the circumstances surrounding this rating. Credit ratings of 60+ days past due may not be acceptable.
  • Any recorded criminal conviction, unlawful detainer, unpaid collection, open bankruptcy or judgment may result in denial of the application.
  • Any applicants name listed on the Office of Foreign Asset Control SDN (Specially Designated Nationals) list will result in denial of the application.
  • Only separate Cashiers checks or money orders will be accepted for 1st Month Rent & Security Deposit.

Approval of your rental application can take from 24 to 48 hours.

If an out-of-state criminal records check is necessary, it may take longer than 48 hours to complete your approval.
